Terms
Issue of 2026-10-07. This is a working draft that a lawyer has not yet reviewed. The parts in brackets are not finished.
What this is
Eye in the Sky shows a contracting company the public record of the properties in the ZIP codes assigned to it: parcels, building outlines, permits, code cases and what the property appraiser lists on the lot. From those records it works out estimates, such as how likely a roof is to be near the end of its life.
Who may use it
A company we have approved, and the people it invites. Every person has their own account. Keep your password to yourself, and tell us if you think somebody else has it. Your company answers for what is done from its accounts.
What the figures are, and are not
Everything shown comes from records published by county governments and the State of Florida, read on the dates shown beside them. A score, an age or a price range is an estimate worked out from those records. It is not an inspection, an appraisal or a quote, and nobody has been on the roof.
Public records are sometimes wrong, late or missing. Some cities keep their own permit record, which the county does not publish, so a property with no permit on file here may still have had the work done. Check before you rely on any of it.
Your ZIP codes
We assign the ZIP codes a company works. A ZIP may be worked by more than one company unless it is marked as exclusive to yours. We may change or end an assignment. Leads your company has already taken stay on its board.
Contacting homeowners
Your company makes the contact and answers for it. That includes the law on telephone calls, text messages and visits to a door, the do not call lists, and any licence your trade needs.
The service refuses some text messages by itself: to a person with no record of having agreed, outside 8 a.m. to 8 p.m. Eastern, a fourth unanswered message to one person in a day, and anything after that person has said stop. Those are safeguards and not legal advice. A message the service lets through is not thereby lawful, and the duty to know the rules stays with you.
What you may not do
Sell, publish or pass on the records as a list. Use an owner's details for anything other than offering your own company's work. Harass anybody. Try to see another company's leads, notes or messages. Copy the service in bulk or load it in a way that gets in the way of others.
Your company's own work
The leads your company takes, and its notes, statuses and messages, are your company's. We keep them in order to run the service for you and do not show them to another company.
Pausing and ending
We may pause or end a company's access if it breaks these terms or the law, or to protect the people the records are about. You may stop at any time: write to us and the account is closed.
What it costs
Nothing is charged through the service today. If that changes, you will be told before it does and asked to agree.
No promise of work
We do not promise that any property becomes a job, that a record is right, or that the service is always available. [Limits on liability and the governing law: to be written with counsel.]
When these terms change
The date at the top changes when the words do, and the issue each person agreed to is kept with their account.
